TELEPHONE MAIN 1073. 60 STATE STREET, BOSTON, November 2, 1901 Mr. Henry B. Blackwell, 3 Park St., Boston, Mass. Dear sir: - I have called on Mrs. Stephens and got her deed and other papers, and arranged with her to have the title examined. I will arrange with Mr. Fisher and all interested for the passing of papers at as early a date as possible. As I do not know up to what date the taxes are paid on the Atlantic house, I cannot say with any degree of accuracy how the adjustment will figure, but you will owe to Mrs. Stephens about six months taxes, $63.67; and two months water rates, $2.83. Mrs. Stephens will owe you about $67.50 for interest, and whatever is due you for taxes on Atlantic house. Mrs. Stephens would prefer not to pay you $100 cash at present on account of the necessary expense she must provide for in the transfer. She would like, however, to reduce the mortgage a little later, and I think it would be well to insert the clause "with the privilege of anticipating payment in whole or part at any time". According to your proposition to me my commission from you will be $195. I have $100 of your's and $100 of Mrs. Stephens, and I have told the lady she better have $100 loose cash with her in order that there may be nothing to interrupt the transfer. I presume you will have your check book with you, as also your tax bill, water bill and insurance policy on Atlantic house. Very truly yours, Francis H.
